How accurate is this business valuation calculator?
It's a directional range, not a formal valuation. It blends EBITDA-multiple, SDE and DCF-lite methods against Sell Ltd's UK SME transaction data (P25–P75 by sector and size band). Formal valuations still require accounts review, working-capital analysis and buyer-diligence adjustments — but the range you see here is what buyers actually pay in the market today.
Which valuation method should I use to price my UK business?
For sub-£250k EBITDA owner-operated businesses, SDE is the primary method. Between £250k–£3m EBITDA, adjusted EBITDA × sector multiple is dominant. Above £3m, buyers layer in DCF and precedent-transactions. The calculator blends all three so you see how the answer changes with method — that's usually more useful than one number.
Why does the multiple change with size?
Larger UK SMEs command higher multiples because there are more buyers (PE, trade acquirers, search funds) chasing them, cash flows are more diversified, and the business is less dependent on the owner. A £2m EBITDA manufacturer typically sells for 4–6× while a £150k EBITDA version of the same business sells for 2–3× SDE.
Does the calculator account for freehold property?
No — treat property separately. Pubs, care homes, nurseries and manufacturers with freehold need the property value added on top of the trading-business range. Ask Chris to draft your IM and he'll split freehold and trading value explicitly.
Is this valuation legally binding?
No. It's a market-informed range for planning purposes. Formal valuations for HMRC, share-transfer, matrimonial or shareholder disputes need a chartered valuer with signed methodology. For pricing your business for sale, this range is what buyers benchmark against.
How often is the data refreshed?
Quarterly. Multiples move — 2023 was harsh for consumer businesses, 2024–25 recovered on stable rates. We re-run our synthesis of Companies House filings, ONS sector data and published UK SME transactions every quarter and reissue the calculator.
